01 / THE BRIEF

A family that wanted transparency, not spectacle.

A family that wanted transparency, not spectacle.

The clients came to AND Studio with an unusual request for a Noida plot: build a house that feels, as much as possible, like it isn't there. They wanted a residence that dissolved into its garden, where the boundary between interior and exterior was as soft as possible, where dinner could happen with the doors open and the city five metres away simply ceased to exist.

What they did not want was a statement house. No marble lobbies, no statement staircases, no curated look. The brief was to design a home for daily life — for a couple, their children, parents visiting, and the dog — with the kind of material restraint that would age well over decades.

02 / THE CHALLENGE

Noida is loud. The house had to be quiet.

Noida is loud. The house had to be quiet.

The plot faces a busy arterial road — the kind of location that forced most houses on the street to shutter against the city. The challenge for AND Studio was to design a residence that felt open and transparent from inside, while remaining discreet and protected from outside. That meant designing the edges of the house almost as carefully as its centre.

A second challenge, more prosaic but equally important: the climate. Noida summers cross 46°C for months, and winter morning inversions drop the temperature to near-freezing. A glass-heavy house has to work hard at both extremes to stay comfortable.

03 / THE RESPONSE

A moving façade, a hidden courtyard, a see-through spine.

A moving façade, a hidden courtyard, a see-through spine.

The front elevation is a kinetic façade of operable teak louvres that can open the entire ground floor to the street or close it to a near-solid skin. Behind that, the plan is organized around a central courtyard that runs the full height of the house. Glass walls on three sides of the courtyard mean that every principal room looks across the garden rather than at its neighbours.

The articulated revolving door at the entrance — one of the house's quiet signatures — resolves the paradox of wanting a grand arrival without a gatehouse. It reads as a solid plane from outside and as a glass threshold from within.

Upstairs, three bedrooms and a family study share a central gallery that overlooks the courtyard. The master suite on the third floor opens onto a private terrace with a plunge pool. Every bedroom has its own balcony; every balcony steps back from the façade so the house does not appear taller than its plot.

"They told us: we want a house that can open and close. We gave them one where every wall is a threshold, and every threshold can be negotiated."

06 / MATERIALS & CRAFT

Three materials, handled three ways.

Three materials, handled three ways.

The Seventy is a deliberate exercise in restraint. Only three primary materials are used across the entire project — concrete, glass, and wood — each handled multiple ways to create variety without introducing new textures. Burma teak appears as louvre slats, door veneers, joinery, and the central stair handrail; concrete appears as exposed structural walls, polished floors, and garden planters; glass appears as clear, fritted, and sandblasted, depending on the privacy required.
