Stage 03 — Mockup Room Documentation & Review
Upon payment of fees due and approval of Schematic Design, AND Studio will documentation for the mockup room. - Complete interior drawings for the mockup room(s) - Detailed furniture drawings and specifications - Material and finish specifications for mockup - Coordination with contractor during mockup build - Mockup review visit and feedback documentation - Post-review amendments and approval
Stage 04 — Design Development
Upon payment of fees due and approval of Schematic Design, AND Studio will prepare detailed design development drawings. - Detailed interior drawings for all areas (plans, elevations, sections, details) - Developed ceiling plans with lighting integration - Custom furniture design and detailing - Custom joinery / millwork drawings - Detailed material, finish, and hardware specifications - FF&E final specifications and layout integration - MEP coordination drawings (ceiling services, power, HVAC) - Lighting designer coordination (if appointed)
Stage 05 — Tender Documentation
Upon payment of fees due and Design Freeze confirmation, AND Studio will prepare drawings illustrating design intent showing materials, sizes, and forms. - Complete working drawing set for all areas (interior works) - Detailed joinery, furniture, and FF&E specifications - Material, finish, and hardware schedules - Tender-ready drawing package (PDF and CAD) - Design intent notes for contractor reference - Specification documents for major materials and systems
Stage 06 — Design Guardianship (Construction Stage)
AND Studio provides limited design guardianship during construction to protect design intent. This stage is NOT full-time supervision. - Periodic site visits for visual design review. - Review of shop drawings and material submittals for design intent compliance - Responses to design-related RFIs and site queries - Preparation of interior design punch list for areas within scope - Final design review and sign-off - Exclusions from Guardianship: Full-time supervision, project management, payment certification, contractor scheduling, safety inspections, and statutory compliance remain the sole responsibility of the Client, PMC, and appointed contractor.

A full architectural service for hospitality projects, led from brief and site appraisal through concept, development, statutory approvals, and construction documentation. The studio remains engaged during execution to protect design intent and ensure coordinated delivery on site.

Where the scope includes interior design for mockup rooms, AND Studio will prepare mockup room drawings, FF&E specifications, and schedules. Applicable for one Typical King Guestroom with partial corridor, and one Typical Villa, if within scope. -Furniture plans and floor finish plans -Reflected ceiling plans -Selected interior elevations -Millwork drawings and details -FF&E specifications -Hardware and sanitary specifications -2 sets of A4 material specifications -2 sets of control samples (extra requests reimbursed at cost) Note: Mockup Room scope applies only when AND Studio is engaged for interior design on the project. If a separate Interior Design Consultant is appointed, mockup room documentation falls under their scope.
Stage 06 — Construction Documentation
AND Studio will provide limited involvement during construction to protect design intent.
